One Day On The Market....EIGHT OFFERS!!

I have been telling people for months now that it is a seller's market here in Flower Mound and Highland Village, among other North Texas cities.  I keep preaching that if you are considering selling your home, the time to do it is NOW!  The hottest market right now is under $250,000.

Houses are literally on the market for a matter of hours before they are gone.  My clients submitted an offer sight unseen on a home last night.  They are non-contingent, flexible on close date and ended up changing the offer to full price, no closing costs this morning.  There were three offers this afternoon and the agent called me an hour ago saying there were EIGHT OFFERS!!!  

These same clients were one of three offers on two identical houses that were about $20,000 more than the comps were showing and lost out on both of them, even with a pretty strong offer.  They are depressed but the funny thing is, they don't need to be out of their apartment until October!!  

I keep trying to tell them to let some of the frenzy die down and see what comes up in a few months.  That's hard to do when you start looking, I completely understand.

Tricia, we have the same scene going on here as well, with some listings getting more than 20 offers. Financed buyers are really being shut out by all cash buyers.

Cash is king, certainly Kathy!  I grew up in Simi and my parents sold their home of 39 years two years ago.  They had multiple offers even back then!  Good luck!

Whooohoo!!!  We have a hot market here too in Vancouver, WA.  All the buyers looking under $150K don't have a chance...TOO SLOW! I tell them, "Ya Gotta be ready with offer in hand when the homes go on the market!"

Sounds like you've got good business going on in your area. Things are great here as well. Houses are going very quickly. Best of luck to everyone with lots of work on their hands these days!

We have similar situations: priced properly & presented properly, homes are generating multiple offers in the first week on market here in Jacksonville, FL!

And of course Flower Mound is one of the most sought out cities in all of north Texas. It's great to be a seller in this market!
